Just came back from Osaka. Its a good time to buy apts in Osaka for a no. of reasons. 1. Compared to 2022 when Yen was at 10,000 yen to S$140, Now it got stronger a little but still at 10,000 to S$109. the peak years ago was at 10,000 yen to S$170 2. The Casino in Osaka ( MGM ) will be ready by 2029-2030. Prior to that, property prices will definitely rise by then maybe ( 50% to more than 100% ) 3. I am assisting my japanese friend who owns buildings/bnb in Osak region. Properties in Japan are all freehold and purchasing protocols are the same as a local japanese 4. I bought an apt for bnb usage called FDS Serene ( booking.com ) just 2 stops via train to the future casino station called yumeshima station. paid only S$330k for it and its under bnb so I m collecting rent monthly too. After 5 years, just nice for me as the capital gain tax would be reduce to only 15% and just nice for me to let go. Theres 34 units at 28 m2 and mine is on the 6th level. shiok manz. I think its better to buy properties in Osaka rather than tokyo as its cheaper and also the casino will bring up the vibes for sure. Theres USJ and Kyoto nearby and its always fill up with tourists
